Our services

Keeping your systems safe, tested and compliant

As the responsible person, you're legally required to keep fire safety systems maintained and in working order. We test every system against the current British Standards, keep your records audit-ready, and flag problems before they turn into failures or enforcement action.

Life safety

Fire alarm servicing & maintenance

Planned servicing at least every six months, with every device tested at least once a year, as BS 5839-1:2025 recommends. We test the full system, including every interface it controls, so it works when it matters.

  • Detector, call point and sounder testing
  • Cause-and-effect verification
  • Battery and power supply checks
  • Alarm receiving centre signalling
  • Fault-finding and remedial works
  • False alarm investigation and reduction
  • Logbook updates and certification
  • Takeover of existing systems

Service certificates and logbook records that stand up to fire risk assessors, insurers and fire authority inspections.

Life safety

Emergency lighting testing & maintenance

Emergency lighting must light the way out if the power fails. We carry out the monthly functional tests and the annual full-duration test, and keep the records BS 5266-1:2025 requires.

  • Monthly functional testing
  • Annual 3-hour full-duration test
  • Escape route and open area checks
  • Exit and directional signage checks

Life safety

AOVs & smoke control systems

Automatic opening vents and smoke control systems keep escape routes and stairwells clear of smoke. We test them against their design and cause-and-effect, so they open, extract and fail safe as intended.

  • AOV and smoke vent functional testing
  • Natural and mechanical smoke extract
  • Actuator, motor and window checks

Fire & smoke damper testing

Fire and smoke dampers stop fire and smoke spreading through ductwork. We drop-test and reset every damper on your asset register, with time-stamped photographic evidence of each one.

  • Fusible link and motorised damper testing
  • Drop test, inspect and reset
  • Photo evidence for every damper
  • Asset register creation and upkeep

Services · Commissioning management

From design to handover, we steer your project

What is commissioning management? Commissioning proves that every building services system works exactly as designed, both as a standalone system and as part of a fully integrated system. Commissioning management is the planning, coordination, witnessing and documentation that makes that happen, on programme, to the correct standards, and in line with the client's Employer's Requirements (ERs) and specification.

Without it, projects suffer late handovers, systems that don't talk to each other, missing certificates and costly defects after occupation. Triumph acts as your independent commissioning management consultancy. We guide your project from RIBA Stage 3 design through to handover and aftercare, so your building is complete, safe and compliant on day one.

FAQs

Common questions

How often does a fire alarm need servicing?

BS 5839-1:2025 recommends that fire detection and alarm systems are inspected and serviced at intervals of no more than six months, with every device tested at least once a year. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must make sure this happens.

How often should emergency lighting be tested?

BS 5266-1 calls for a short functional test every month and a full-duration test once a year, with the results recorded in the logbook.

How often should fire dampers and AOVs be tested?

Fire and smoke dampers should be tested at least annually (more often in dusty or corrosive environments), as BS 9999 recommends. Smoke control systems and AOVs should be tested regularly in line with their design and BS 7346-8. We'll set the right frequency for your building.

What is commissioning management?

Commissioning management is the planning, coordination, witnessing and documentation that proves a building's services work as designed. We manage it from RIBA Stage 3 design through construction to handover and aftercare, so your building is handed over complete and compliant.

Can you take over from our current contractor?

Yes. We regularly take over existing systems. We'll review your logbooks, last service records and any outstanding defects, then bring everything up to date from the first visit.

Do you work with managing agents, FM companies and contractors?

Yes. We work directly for building owners, and with managing agents, facilities management companies, main contractors and M&E contractors, including on a subcontract basis.

What do I receive after a service visit?

An updated logbook on site, plus a written service report and certificate. Defects are listed by priority, with a clear quotation for any remedial works.
